Updated 9/22/2022 There are a ton of beach houses for rent in Florida. But there aren’t many that are 10 or more bedrooms, not surprisingly. It’s almost hard to believe you can even rent a house this big, but the houses on this list will blow your mind. While the overall price per night of these monster houses seems crazy, we will break it down into a per bedroom cost as well. When booking large group outings this makes it easy to compare what booking multiple hotel rooms would cost. Even if you aren’t in the market to rent one of these insane houses, they sure are fun to look at. This is our list of the biggest beach mansions in Florida (that you can rent).
1. The Palazzo del Mar (12BR 14BA), Destin FL

While this behemoth doesn’t have the most bedrooms, it is by far the largest Florida beachfront house you can rent by square footage. Coming in at a whopping 13,000+ square feet (17,000 counting the decks), there is more space here than any other beachfront house you can actually rent in Florida.

I’ll be honest, this is the coolest house you can rent that I’ve ever seen. I can without a doubt say, there is no way I’d rent it if I were the owner. Having 4 separate levels make the house seem even bigger (if that is possible). There are incredible views of the Destin beachfront from all 4 stories and patios, even the ground floor.

This is the perfect large Florida rental house for a large family reunion or corporate retreat, there is even a large office/board room with a beautiful conference table. It is rated to sleep 25, and that is a comfortable 25 (almost every bedroom has a King bed). Often times owners will inflate these numbers, including couches in the bedding count. Let’s move on to the pricing. Since Destin is in the Northern part of Florida (the Panhandle) your most expensive months are going to be June through August. June gets really busy after the 2nd week, but the first two weeks aren’t too crowded. While the summer rates are crazy, the fall, winter and spring rates are an incredible bargain. Here’s how it breaks down:
Busy Season (June-Aug) Average Nightly Rate: $5800
Busy Season Average Nightly Price Per Bedroom: $483
Off Season (Sept-May) Average Nightly Rate: $1850
Off Season Average Nightly Price Per Bedroom: $154

2. Seaside Sandpiper, a 13 Bedroom Florida Keys Mansion, Marathon FL

The last house was the biggest Florida house rental, but this one is without a doubt the most fun. Active families or fun company retreats are perfect for this Florida Keys mansion rental. Featuring 13 bedrooms, this Florida mansion rental is rated to sleep 28 guests.

The pool here is huge, with several in-water shaded tables and a gradual shallow water entry area. Between the pool and the massive private beach is a big resort-style tiki bar, perfect for entertaining. Along with the massive beach there is an 80 foot long dock, complete with 6 kayaks for your use.

I’ll be honest, the Seaside Sandpiper isn’t the definition of extreme luxury like the last house. While it isn’t over the top luxurious, it is nicer than most hotels, which is way more than good enough for me. Active groups will find no shortage of things to do at this Florida Keys vacation rental. The rates here don’t have extreme price swings from off season to in season, and in my opinion this rental is a bargain for most of the year. In summary, if I had to choose my favorite of the biggest Florida rental mansions, Seaside Sandpiper is my pick.
No real off season, so Average Nightly Rate: $2200
Average Nightly Price Per Bedroom: $165

3. The Sea Swept, a Beachfront 10 BR Mansion close to Tampa

Located just about halfway down the coast between Destin and the Keys (the locations of the first two houses), Sea Swept is in Bradenton Beach. With easy access in and out of Tampa, you are close to everything without being too close, if that makes sense. There are several major airports in the area to choose from. This 10 bedroom beachfront Florida mansion looks like it could be out of a trendy magazine. It is rated to sleep 26, and 8 of the 10 bedrooms have King beds. 26 in our opinion is probably too many to be comfortable giving the bedroom layouts.

The Sea Swept’s kitchen is outfitted with an ultra high end Wolf stove and Sub Zero refrigerator. There is also an outdoor kitchen/bar off the pool for entertaining. This Florida beachfront mansion is exactly like what you would expect to see on Instagram from a major celebrity. Not everyone is the biggest fan of the extremely trendy styling, and that is definitely understandable. If this type of place is your thing though, you can get a fantastic rate here in the off season.
Busy Season Average Nightly Rate: $2250
Busy Season Average Nightly Price Per Bedroom: $225
Off Season Average Nightly Rate: $1340
Off Season Average Nightly Price Per Bedroom: $134

4. The Sea Oats, a Captiva Island 4 Acre Estate

This is one of those houses that makes your jaw drop. It’s been featured in numerous magazines and was named the #1 of the “10 Best Florida Beach Houses” by Coastal Living magazine. Yes, number one. It blows my mind that the owners are even willing to rent it, but when you see the price it makes slightly more sense. This is not the biggest Florida beach house, but it is without question one of the most luxurious. The main house has 8 bedrooms and the guest house has 3, bringing our total occupancy rating up to 30.

Let’s start with the location. This house sits on 4 acres on the exclusive Captiva Island (which neighbors Sanibel Island). Sanibel and Captiva are located directly west of Fort Myers, making flights in easy. This is the perfect setting for a wedding, and if you spend much time looking at wedding planning websites, you’ll see this house.

There is no shortage of things to do at Sea Oats, even if you somehow get tired of the incredible pool. This Florida mansion has access to both the beach on the Gulf of Mexico and the calm Pine Island Sound. On the sound side, the rental comes with numerous kayaks and stand-up paddleboards you can use to explore. When you are done exploring you can hop on the included 6-person golf cart and head over to the beach and relax. Or head to one of Captiva’s delicious restaurants. Or you could play a match on the estate’s private tennis court. Or the basketball court. The list could go on forever. Long story short, there’s something for everyone at Sea Oats. Now on to the painful part, what’s it cost?
Busy Season Average Nightly Rate: $4750
Busy Season Average Nightly Price Per Bedroom: $431
Off Season Average Nightly Rate: $3800
Busy Season Average Nightly Price Per Bedroom: $345
